2. Bookings Are Made Through Third Parties

2.1 Bookings for our homes are not made on this site. When you select a home and choose to book, you are directed to a third-party platform such as Booking.com, where the booking is completed.

2.2 Your booking contract is with us as the property owner, subject to the terms of the platform you book through.

2.3 Payment, cancellation, refunds and amendments are handled by that platform under its own terms and conditions.

2.4 Any guest protections, price guarantees or dispute processes are those offered by the platform, not by this site

2.5 We are not responsible for the availability, accuracy or operation of third-party booking platforms

3.1 We take care to describe our homes accurately, including amenities, capacity, location and nearby facilities. Descriptions, photographs and rates on this site are provided as a guide.

3.2 Rates shown are indicative and may vary by date, season and length of stay. Live pricing and availability are shown on the booking platform at the point of booking.

3.3 Amenities and facilities can change. Where there is a difference between this site and the booking platform listing, the booking platform listing takes precedence, as that is where your booking is made.

3.4 Photographs are representative of the home. Furnishings and layout may vary.

4. Availability

4.1 Availability shown on this site, where displayed, is indicative. We cannot guarantee that a home shown on this site is available for your dates.

4.2 Live availability is confirmed only on the booking platform at the point of booking.

5. House Rules and Guest Conduct

5.1 Each home has its own house rules covering matters such as check-in and check-out times, smoking, pets, parties and occupancy limits. These are set out on each home's page and on the booking platform listing.

5.2 Guests are expected to treat our homes with care and to respect neighbours and other residents. We reserve the right to end a stay where house rules are seriously or repeatedly breached, subject to the terms of the platform you booked through.

5.3 Occupancy is limited to the number of guests stated in the booking. Additional guests are not permitted without prior agreement.
